1. Why do I need an HMS Home Warranty?  You can't predict when problems will arise. They seem to happen when you're least prepared. Unplanned home repair expenses ruin many family vacations and holidays, and put a tremendous strain on the family budget. An HMS Home Warranty gives you the protection you need. 3. When do I pay? Payment must be received within thirty days after closing. Otherwise a thirty-day hold will be placed on the policy from the day the payment is received. No claims can be made during the thirty-day hold period. On the thirty-first day after the payment is received, the policy will go into effect for one full year.
4. When does the warranty go into effect? The Buyer warranty goes into effect as of the day of closing, provided payment is received within seven days after closing. The HMS warranty is renewable each year.
5. Do I need a home inspection first? There is no formal home inspection required. However, all covered components must be in proper working condition at contract effective date.
6. What do I do when a covered component needs repair? For 24-hour claim service simply call toll-free 1-800-432-1033.
7. Do I call my own contractor if and when I have a claim? No. HMS offers a 1-800 claim hotline, which will provide you the name and phone number of a contractor in your area that is licensed to work for HMS. Please do not call a contractor yourself. You will not be reimbursed for work performed without prior company approval.
8. Is there a deductible? Yes, there is a $100 or actual cost (whichever is less) deductible per occurrence per claim. The deductible is paid to the contractor that makes the service call.

13 SEER Information
What is "SEER"?
Seasonal Energy Efficiency Ratio (SEER) is the minimum energy efficiency level for central air conditioning systems. The SEER rating is similar to the miles-per-gallon rating for automobiles. The more energy efficient the air conditioning equipment is, the higher the SEER rating. Effective January 23, 2006, the U.S. Department of Energy (DOE) has mandated that manufacturers must build A/C units with ratings of at least 13 SEER. However, lower rated systems can continue to be sold, installed and repaired until inventory of these products and parts is exhausted.
How does 13 SEER benefit you? Once your home is 13 SEER efficient, it's likely you'll see real savings on your monthly utility bill. Since more efficient systems use less energy to operate, there's less to pay for each month: 13 SEER efficiency delivers about 23% energy savings compared to 10 SEER models* 13 SEER efficiency delivers about 8% energy savings compared to 12 SEER models*
What else do you need to know? As a result of the 13 SEER Federal mandate, all homeowners are likely to incur additional expenses to replace a system with a 13 SEER unit. Air conditioners usually get larger in size as the SEER rating is increased. Consequently, it is expected that the cost to repair and/or replace A/C systems will increase dramatically. For example:
- A bigger unit may not fit where a less efficient model did.
- Larger units may require costly modifications to gas lines, electrical, coils, valves and more.
- There may be compatibility issues between indoor and outdoor units, requiring equipment change outs needed to ensure compatibility.
